What a full refurbishment costs

These are the ranges the calculator above applies to a full residential refurbishment at flat-sized areas. They are construction cost, excluding VAT: what the works cost once the design is settled and the packages are contracted. Within the range, what moves the figure is the starting condition of the property and the finish you choose.

What that figure does not cover

Almost every overrun on a refurbishment comes from this list rather than from the rate per square metre. Settle these before you compare quotes.

01Professional fees — design, statutory site supervision and project management. They sit outside the construction cost.
02Permits, municipal taxes and VAT — the works licence, the construction tax and VAT add a far from trivial percentage on top.
03Whatever appears once you open it up — services below code, damp, failing floor slabs, asbestos. In an older Spanish flat that is not the exception, it is the norm.
04Structural work — opening a load-bearing wall or strengthening a slab changes the budget and the consent timetable with it.
05Loose furniture and decoration — the fitted kitchen and bathrooms are in; furnishing the home is not.

How to read this number

A fixed figure here would be a lie.

Anyone can give you a price per square metre in ten seconds. The hard part, and what decides whether your project ends up on budget, is what sits underneath that figure.

This calculator is for ruling things out quickly: for knowing whether the order of magnitude fits what you plan to invest, before commissioning a design. That is what it is for, and it is worth a lot.

What it cannot do is replace the preliminary analysis. The budget that holds until the end comes from reviewing the project item by item, checking prices against real quotes from trades and ordering the construction sequence. That is pre-construction, and it is where we concentrate 60% of our effort.
